SharePoint 2010 Extranet Site Publishing for Staff and Non-Staff

Dear All,

I need your help to sort out my licencing problem for publishing extranet site for staff and non-staff.

I have following intranet environment with proper licences:

2x-WFE Servers (SharePoint Server 2010 Enterprise Edition)

2x-App Servers (SharePoint Server 2010 Enterprise Edition) with various services running on each server

2x-DB Server (MS SQL Server 2008 Enterprise Edition - Clustered)

Now I want to publish extranet site for my staff & non-staff. So Which type of licenses does I actually needed for publishing extranet site.

I did lot of search on internet and bit confused with variation of answers like: 

Microsoft SharePoint Server 2010 come with two licencing models:

1- Intranet Sites: Server/Client Access License Model
2- Extranet/Internet Sites: Server-Only Model

For using SharePoint Server 2010 for extranet users, I need to follow Server-Only Model means to buy SharePoint Internet Sites license cost more than $40K.

Find another answer: if using SharePoint Server 2010 as an extranet for company employees (all users are authenticated and No Anonymous Users) then SharePoint Server 2010 could be used with no. of user's CALs (as required). So in this case, only user's CALs are needed to be purchased extra.

Can any one can tell me what's the truth behind Microsoft SharePoint Server 2010 licensing for extranet sites.
